So with this and the advent of you being either a home owner, house flipper or real estate agent, here is very exciting and crucial information for you! If you have an existing back house, garage and maybe some space on the side of your property then this is a very good project that will increase the square footage price of your property (yes, this also adds list-able square footage to your homes value! Amazing). 

However you must get your ADU permitted with your local city if your local city has ratified this great law mandated from the state. This also means for those of you who reside in these cities and towns in California and have that one particular back house nobody knows about then this is your great "free pass" to make it official and add square footage value to your not so permitted (wink) back house which currently has no square footage value! (Please check with your own city or county for these details as we cannot vouch for the validity of these adu projects for all cities and counties in Ca.)

Did you know that a garage by itself may not have any square footage value for home value pricing or MLS listings? You can change that now if you aren't using your garage for parking your car or for storage by turning it in a granny flat/adu.

Earn your reduced permitting fees and tax break incentives by teaming up with your city to help house the homeless in your adu. Los Angeles for instance is jut one of these cities that are doing this and won a 1 million dollar grant from the Bloomberg Philanthropies Mayors Challenge. " New state rules making it easier for homeowners to build accessory dwelling units on their properties were designed to address California’s severe housing shortage.
Now Los Angeles officials plan to test whether ADUs, aka granny flats and in-law units, could be a solution for homelessness as well.
Mayor Eric Garcetti announced today that the city has won a $1 million grant through the Bloomberg Philanthropies Mayors Challenge to fund a program pairing homeless residents with homeowners who have space on their properties for an ADU.
Under the program, which is expected to launch in spring, participating homeowners would receive up to $30,000 worth of assistance constructing an ADU on their property. Rather than a direct loan or stipend, the money would come in the form of tax breaks or reduced permitting fees.
In return, owners must agree to rent the new structure to a homeless resident who will be supplied for two years with rental assistance and case management through the county’s homeless services authority.
“We are looking for landlords who are compassionate,” Amanda Daflos, leader of Garcetti’s Innovation Delivery Team, told Curbed in June. "
